How to prepare for a 2024 home sale

If you’re thinking of selling your home this year, the first thing that you want to do is plan ahead. Decide where you want to move to and start looking for available properties that meet your criteria. This is important because the market is still highly competitive.

In saying that, it’s definitely a great time to sell because there are many buyers out there looking for their next home.

What’s the Neutral Bay property market like in 2024?

Looking ahead, the market in Neutral Bay is still positive and there’s a high demand for available properties. Prices also seem to be at a relatively high level and this is unlikely to change.

Over the last 12 months, house prices in the region in general have risen by around 7% and buyer demand has increased by around 13%. We are continuing to see strong buyer demand and expect it to continue.

How to get ready for a home sale

To get your home ready to sell this year, here are some things you should get onto early to ensure that your house is ready when it’s time to list it.

Get rid of any clutter

One of the first steps that you want to take is to do a comprehensive declutter. This is vital so that your home looks clean, spacious and inviting. The sooner you start this, the less stressful it will be.

Let’s face it. You’re going to have to pack anyway after your home sells, so why not get a head start as early as you can?

Start by packing away all your personal items and mementoes that you’re not going to need in the foreseeable future. You can either store these in your garage or put them in a small storage unit for the duration.

This is also a great time to get rid of things that you’ve collected over the years and that you don’t really use anymore. You can give these away to family and friends or donate them to a charity.

Make sure that you declutter all of your cupboards so that it looks like your home has plenty of storage space.

Create a great first impression

First impressions really do count when it comes to selling your home. This means that you need to take a critical look at both the interior and exterior of your home to see what kind of impression it gives to prospective buyers.

Maybe the walls could do with a fresh coat of paint. Or, perhaps your floor coverings are tired and worn and could do with replacing. What about your window coverings? Could you replace those with clean-looking slimline blinds that will let in more light?

Here are some other things you might want to consider:

  • Update your kitchen cupboards by giving them a new coat of paint
  • Replace the handles with more modern-looking ones
  • Replace the tapware both in the bathroom and the kitchen
  • If your guttering and downpipes have flaking paint, repaint them
  • Paint your front door in a nice bright colour to create an inviting entrance
  • Check any lighting, inside and out, and replace any tired fixtures
  • Replace the letterbox if it’s seen better days

If you’re not confident of your own interior design skills or you simply don’t have the time, consider professional home styling to ensure your home appeals to a wide pool of buyers, increasing competition and your ultimate sales price.
