What makes Cremorne a fantastic place to live?

Located between the hotspots of Neutral Bay and Mosman, Cremorne is a ‘secret’ suburb on the lower north shore that doesn’t get its fair share of attention.

As an investor or buyer, this location should be every bit as interesting as its neighbours.

What’s interesting about Cremorne?

Said to be named after the Cremorne Gardens in London, Cremorne was originally inhabited by the Cam-mer-ray-gal group of the Ku-ring-gai Aboriginal nation. These days, it is a mix of residential homes and amenities, and a pass-through point for commuters who are on their way to and from Manly and the Northern Beaches.

Cremorne is intersected by the busy ‘main artery’ of Military Road, but locals know how to get around via the back streets when traffic is heavy.

The population of Cremorne is around 11,000 and the mix of residences includes apartments (some with views of Middle Harbour) and more grand homes, many of which overlook the waters of Fig Tree Cove to the north of the suburb. According to the Australian Bureau of Statistics, the median household income is $2,481 per week, which is above the national average. In terms of demographics, the median age is 40 and the majority of residents note their ancestry as English or Australian.

Many local children and teens attend the co-educational Redlands School, which is also located on Military Road.

Dining and entertainment

Cremorne’s village hub includes the magnificent Hayden Orpheum, a heritage listed cinema complex that was first constructed in 1935. The cinema plays popular titles and special events, with most locals visiting throughout the year.

A cluster of cafes, restaurants, bars and shops surround the Orpheum, making this part of the suburb a popular night-time destination. Across the road, Minsky’s bar offers live music and regular trivia nights. Popular dining venues include AROI Thai, the local stalwart Radio Cairo and Korean Samurai. Locals also recommend the two-hatted AALIA restaurant. This venue was Gourmet Traveller’s NSW Restaurant of the Year 2023.

If you live in Cremorne, it’s worth paying for an annual membership to Taronga Zoo. This is only a few minutes away in Mosman and is an easy win when you have small children.

Getting around

Cremorne is a fantastic place to live because of its proximity to many of Sydney’s biggest attractions. It is only a few minutes’ drive from the Harbour Bridge and it’s easy to access Balmoral Beach and the Northern Beaches from this location. Buses travel along Military Road throughout the day and night, connecting commuters to the city and nearby North Sydney where they can get the train to Sydney or north the the Upper North Shore and Hornsby.

Nature

Families flock to The Spit and harbour-side locations around Mosman but Cremorne’s Primrose Park is a less busy place to relax and take in some stunning water views.

Real estate in Cremorne

There is always buyer demand in Cremorne thanks to its convenient location, leafy streets and blue-ribbon appeal. The lower north shore is seen as a desirable place to live by Australian and overseas buyers alike.

Pre-pandemic, prices were hovering around the $2.4 million mark for the average freestanding home. They are currently $3.7 million, having settled from a higher peak while interest rates were low.

At the moment, very limited stock is available. It is normal for fewer than 20 homes to be on the market at a time, which is why most properties are sold at auction. Only 43 homes were exchanged over the last 12 months, despite there being more than 1,000 interested buyers.

In terms of apartments, values have risen by an average of 2.7 per cent over the last 12 months. The current rental yield is 3.2 per cent and there have been considerably more units on the market than houses, with over 200 opening the door to new owners last year. One bedders can provide a relatively affordable entry point to the district, asking for around $1.1 million.
